Commercial Showroom Structural and Architectural Design in Dharan Sunsari by USEC
Commercial Case Study

Structural Engineering for High-Footfall Commercial Showroom: Dharan

Situated along the primary commercial artery of Dharan, this four-story retail and showroom facility was engineered to handle high dynamic live loads, expansive column-free display zones, and extensive glass curtain walls. Given Dharan’s proximity to Himalayan foothill fault traces, seismic resilience to NBC 105:2025 was the utmost structural priority.

USEC executed advanced 3D finite-element dynamic response spectrum analysis to optimize column profiles without compromising vehicular drop-off bays and retail display sightlines.

Structural Highlights

Long-Span Beams

Provided 8.5m column-free clear span allowing unrestricted automotive and retail display arrangements.

Heavy Live Load Rating

Designed for 5.0 kN/m² commercial storage and showroom loading as per IS 875 (Part 2).

Slope Geotechnical Stability

Engineered stepped retaining walls accommodating Dharan’s natural gravel-boulder terrain slope.
